Northern Stacks: Activating An Industrial Workplace Community to Drive Connection & Leasing

Summary:The Musicant Group helped center Hyde Development as an industry leader by redefining the potential of workplace environments and supporting tenant retention at the Northern Stacks industrial work site- a fully leased, award-winning property. We accomplished this by producing a reliable rotation of on-site activities, consistent communications to create a sense of connectedness across campus, and an expectation of positive experiences while at their place of work. Because of our work, community cohesion was built, and tenants experienced an increased interest in coming into the office.

Project Goals & Strategy

Our goal was to support Hyde Development’s leasing efforts by creating positive experiences for tenants at the Northern Stacks campus, in turn, helping them attract and retain a strong workforce.

Our strategy involved producing a reliable rotation of on-site community lunches and activities, providing consistent communications about these opportunities to create a sense of connectedness across campus, and an expectation of positive experiences while at their place of work.

What we did

  • Cultivated community through a regular rotation of events, including Fridays at Forgotten Star Brewery, “Pumpkin Chunkin” challenges, food trucks, and other lunch events.

  • Supported tenant wellness through opportunities like mobile saunas and bike-to-work events.

  • Coordinated the updates and upkeep of physical amenities, such as a parklet.

  • Created community cohesion and awareness through ongoing newsletter and social media communications.

Outcomes & Benefits

Through our latest evaluations, we learned that tenants felt 64% more interested in coming into the office because of our programming and amenities.

  • In 2021, 56% of tenants we surveyed requested to be subscribed to our weekly newsletters to remain up-to-date on regular activities.

  • After launching our programming, we participated in a successful hand-off to the brewery once they were up and operating.
