76 Commerce Center: Creating Community to Drive Employee Retention and Leasing

Summary: The Musicant Group supports Hyde Development in setting new standards for industrial workplaces, activating 76 Commerce Center (a 1.8 Million SF Class A Industrial Development) to make the on-site work experience of tenants one which inspires happiness, wellness, and a willingness to come into the office. Through communications, events, and physical improvements to the space, we’ve supported tenant employee retention and building leasing by making the campus a positive place to work and be.

Project Goals & Strategy

Our goal is to support Hyde Development’s leasing efforts by creating positive experiences for tenants on campus, which in turn, help them attract and retain a strong workforce.

Our strategy involves producing a reliable rotation of community lunches and activities, and providing consistent communications about these opportunities to create a sense of connectedness on campus, and an expectation of positive experiences while at their place of work.

What we do

  • Facilitate community and meaningful connections through monthly, catered community lunch events which are free to tenants;

  • Support employee wellness through periodic, on-site chair massages;

  • Deliver regular, high quality food options, such as breakfast treats and schedule food truck visits;

  • Produce seasonal, campus-wide activities, such as an Annual Egg Hunt with prizes for participants.

Outcomes & Benefits

  • From our latest end-of-year survey of tenants on campus, we learned that, due to our programming:

    • 90% of tenants reported “increased happiness” at work

    • 80% of tenants reported an “increased desire to come into the office”

    • 60% of tenants reported an “increased sense of wellness” at work

  • We fostered a positive environment for one of our tenants (a local tech company) to relocate all of their growing employee base from a high-amenity, urban area onto the 76 Commerce Center campus.
