Capella Tower Common Area Activations

Client: Ryan Companies, CBRE, and ASB Capital
Date Range: November 2014-September 2022

Summary: The Musicant Group turned the Capella Tower Common Area into a bustling center for connection, collaboration, creativity and wellness through weekly on-site events, the creation of new communication systems, launching an onsite hospitality position, and the sourcing of physical improvements. Our efforts created greater interest in coming in to work, increased happiness of tenants, and an increased sense of community that all supported the lease up of the building.

Project Goals & Strategy

The Musicant Group was retained by building ownership to increase leasing activity by programing and managing the recently renovated common area of Capella Tower.

Our strategy was to make the spaces bustling destinations for work, collaboration, wellness and creativity with the energy of a co-working space that in turn supported employee retention and recruitment for tenant organizations.

What we did

  • Production of over 250 events a year, such as: art making, live concerts, meditation classes, a weekly farmer’s market, and more.

  • Daily onsite hospitality and management of common area

  • Creation and execution of a new internal communications system

  • Sourcing new physical improvements and amenities

  • Collaborating with tenants on achieving HR goals

Outcomes & Benefits

Employees of tenant organizations reported via survey feeling an increased sense of community, productivity and wellbeing, specifically:

  • 54% were more interested in coming to the office

  • 45% were more interested in staying with their current employer

  • 62% felt like they were part of a building-wide community

  • 63% felt happier during the workday

Testimonals

  • “I love this space down here. I like all of the events that occur down here- even if I’m not attending I like knowing that they are occurring.”

    -Tenant

  • “The Musicant Group’s social programming has been an essential ingredient to our leasing program. Their data collection and analysis of how their efforts improve an employer’s ability to attract and retain good employees is used extensively within our leasing efforts, with both new tenants and renewing tenants alike.”

    - Mark McCary EVP CBRE, Senior Broker for the Building
